Retro Fit Solutions
We work specifically for Housing Associations and RSL’s in the provision of Retro Fit Consultancy and Management services. We provide impartial advice and benchmarking with relevant retro fit options to improve the energy efficiency of buildings.
Phase 1
Our first phase of works involve a full building survey to determine the type, size, structure and SAP rating of each target property which enables us to carry out a base line assessment of the energy usage and cost to each tenant / communal area.
Once the baseline has been established the next stage is to build in various retro fit options to the thermal model which gives tangible ouptuts on the benefits they bring such as reduction in energy cost (£), reduction in CO2 omissions (t/year) and improvement in SAP rating. We also use thermgraphic images of the properties to assist in identifying any contributing affects that may not be visible to the naked eye.
If the project is within a specific area and qualifies for funding we can research and provide funding options to assist with the capital outlay of the work.
Phase 2
When the retrofit option has been chosen, we then produce a design and tender package to attain best value on behalf of the client. All of our processes are completely independent and impartial, we never contract directly with the contractor / installer so as to provide complete transparency to the client.
Once a contractor has been selected we provide a project management team to deal with tenant liaison, programme management and the general day to day management of the contractor(s) on site on behalf of the client. All payments due to the contractor are checked and agreed by LK so as to give the client a clear indication of what is to be paid and by when.
Phase 3
At completion our validation team carry out an independent check of the quality of the works and calculate the actual energy savings achieved. Whether it be through remote energy monitoring or the analysis of actual billing information, we provide an actual energy cost before and after the project to validate the project.
How tenants use their properties and their appliances is an equally important factor in achieving successful retrofit. The most successful insulation retro fit will not create savings for tenants if heating is left running whilst the building is empty, or if tenants can’t operate their heating systems properly. We can provide tenants with the necessary aftercare when the retrofit is compete in order to help them get the most from their building and pull the out of fuel poverty.
We are also actively involved in various Green Deal initiatives and will be releasing further information when the Green Deal goes live in October 2012.
