Phase I Desktop Study

A Phase I desk study or Preliminary Risk Assessment (PRA) is a key document in any contaminated land assessment and is fast becoming a statutory requirement (under PPS23) to accompany a planning application for a sensitive development such as housing.

Phase II Site Investigation and Risk Assessment

The Phase II study is often referred to as the site investigation stage. LK Consult offers a comprehensive site investigation service which can address contaminated land and water issues in combination with a geotechnical site investigation or coal mining investigation.

Phase III Remediation and Validation

The time and effort spent successfully undertaking and completing Phase I and Phase II reports is squandered unless appropriate remediation and validation works are undertaken.

Geotechnical Investigations

Occasionally, our clients only seek a geotechnical site investigation and assessment and this may range from a simple excavation and visual assessment of existing building foundations, drilling of boreholes to establish appropriate founding strata or estimating bearing capacities and the detailed analysis of the stability of slopes.

Land Condition Recording

Land Condition Records were born out of a report by the Urban Task Force in 1999 entitled "Towards an Urban Renaissance". One of the many issues covered by the report was the uncertainty in buying, selling and developing brownfield land.

Part IIA Investigations

LK Consult have experience undertaking Part IIA investigations, comprising GIS based prioritisations and both initial and detailed inspections of sites for several Local Authorities.

Risk Assessment Modelling

There are generally two types of risk assessment. Generic Quantitative Risk Assessment (GQRA) and Detailed Quantitative Risk Assessment (DQRA).

Flood Risk Assessment

Local planning authorities (LPAs) now have a duty to consult with the Environment Agency (EA) on all applications for development in areas of flood risk or where critical drainage problems exist, and for development of sites of more than 1 hectare elsewhere.
