Introduction
LK Accreditation undertakes Predicted Energy Assessments as part of its energy services to clients.
Predicted Energy Assessments are for homes that are not yet physically complete before or at the first point of marketing. Normally, when a home is designed, a “target energy rating” based on the design is produced to show a building inspector that the property will meet requirements under Part L of the Building Regulations. The final energy performance of the property must achieve at least this target energy rating to receive its final sign-off from the building inspector. Given the importance of conveying energy efficiency information to the prospective buyer, this existing process will be used to produce a “predicted energy assessment".

As you may already be aware, in the near future Energy Performance Certificates will be required before a property can be sold on all houses built under the 2006 building regulations.
A much more cost effective way of producing the EPC instead of using a domestic energy assessor to physically come and assess the property is to provide what’s called a ‘Predicted Energy Assessment’, which is designed for houses that are not yet physically completed. The Predicted Energy Assessments can be produced off the back of the ‘as built’ SAP calculations and are significantly easier to produce than the conventional EPC
